The Liège-based group Ardent Invest, through its subsidiary Ardent Real Estate, is embarking on a new strategic real estate project in Guillemins, Liège. Following the success of their previous mixed-use project, the Liège Office Center, located at the corner of Place des Guillemins and the street of the same name, Ardent Real Estate is now focusing on the corner formed by Rue Paradis, opposite the Calatrava train station.

This long-vacant plot, previously acquired by TEC for a rest area for its drivers, will see the construction of an eight-story building housing a commercial space and 13 high-quality apartments, all with terraces. The sale price is estimated between 3,300 and 3,500 euros per m². The project, named “Crystal Corner,” stands out for its lack of parking, relying on the numerous mobility options offered by the immediate proximity of public transport.

The architecture, designed by Altiplan, features an aluminum façade reflecting the Calatrava station, enhancing the visual integration with this landmark. Despite a few minor remarks during the public inquiry, the main challenge remains the approval of the encroachment on public roadways to round off the building’s corner. Validation by the municipal council is expected by the end of the month, with project completion scheduled for 2026.
